Start with the internet — and get specific

Ask whether the building runs dedicated fiber or shared cable. Shared connections slow down when the whole floor is on a video call at once. Find out if the wifi is enterprise-grade or a consumer router someone plugged in years ago. Ask what happens when the connection goes down — is there a backup, and who do you call? In a neighborhood like Rice Village, where medical, academic, and creative professionals work side by side, a dropped connection at the wrong moment costs real money. You want a straight answer, not a vague promise about 'fast internet.'

Ask about access — not just during business hours

Find out exactly when you can get into the building. Some operators lock the doors at five and that's that. If you keep early mornings or late nights, you need to know whether key card access is included in your plan or sold as an add-on. Ask who else has access to the common areas after hours. Ask whether the premises are monitored, and how. These are not paranoid questions — they are the right ones.

Get clear on what's actually included

The tour price and the all-in price are sometimes two different numbers. Ask the operator to walk you through every line item — phone, voicemail, printing, conference room time, mail handling. Ask whether conference room use is metered by the hour or bundled into your plan. Ask about the copier, the fax, the scanner. Small costs add up fast when you're running a lean operation. A good operator will hand you a clear list without you having to pry.

Think about the neighborhood, not just the office

Where you work shapes how you work. Ask the operator what the parking situation looks like at different times of day. Ask whether clients can find the building easily and where they typically wait if they arrive early. One last question — about the people
